As a Home Owner, JCMS are happy to provide you with a bespoke, fixed price service to directly assist you with your extension work and liaising with your builder and suppliers.

Being able to do this is based on location, as we will only be able to provide this service in the Hampshire, Surrey and West Sussex areas, and any travelling will be included in our fees. However, our principles can be followed if you wish to manage the build yourself, using the information provided on the website.
To summarise, JCMS have put together a comprehensive self help guide. Its purpose:

  • To help everybody to be able to project manage their own extensions
  • To provide a budget for your project with supporting explaination and terminology
  • Walk people through the enitre process, from start to finish of the extension building process
  • To help deal with builders, architects, councils, variations
  • To save you money, and put you in control of your own extension – as it should be!
  • To look at alternative ways to help you develop your thoughts into your home
  • To look at more eco-friendly ways to build

Before you start here are some considerations that you may or may not be aware of:

  • If you are thinking of extending or moving – make sure that in your moving costs you consider; Estate agent fees (ave %), stamp duty ( min-max%), solicitors / conveyancer fees (including land searches etc) (approx£), removal costs or van hire
  • Moving house is known to be one of the most stressful things you can do, and although the upheaval and disruption that an extension can cause can be daunting, it is often considerably less than moving, more controllable and in many situations, can be finished as quick as the home moving process
  • Despite the cost, and the end results – people spend more time and effort deciding on buying a new car, or booking a holiday, than planning their building work – this is a factor in builders running a project as opposed to the customer. A well planned project will have its ups and downs, but establishing a good working relationship, with mutual knowledge of the project and what is required is very important.

In addition, we would recommend that you take 10 minutes to complete a Project Opportunity Analysis (POA), this will help you to realise what you need, what you would like and if there’s time, space and money, what you would really like. If you use this as your first step, by discussing your priorities with us, we can often help with budget costings based on the size of the extension you are looking at before you spend the money on the architect and planning, and then find that all the estimates you receive are considerably more than you had anticipated or could afford..
